First thing you do when thinking of buying a home -

Find a LENDER and get APPROVED! This is crucial in the home buying process. And not when talking toa lender, it's important to get APPROVED not PREQUALIFIED!

Prequal is just, well worthless. Approval is solid. The lender has pulled your credit, maybe even reviewed your tax returns to give you a definite stamp of approval that you will get approved and this is what you can afford.

Some agents won't show you houses unless you are APPROVED and offers will not be accepted unless you have a letter of approval.
