First let me highlight the problem. Lenders know this pain very, very well but we are learning that Realtors aren’t as familiar with this pain as lenders. I don’t know that its mainstream media yet but it’s getting there. Rob Chrisman even wrote about the appraisal nightmares that current exists and pointed out - that this IS an industry and Lender wide issue. Banks and Mortgage Banks across the country are experiencing the same issues. So let me say this for the lenders! Realtors and Clients, give them a break! It’s not their fault and if they had it their way it would already be fixed by now. Let don’t like waiting any more than you do. Trust me on this. I mean you should read some of the comments from all the different lenders in some of these blogs. And I quote, this came from Southern California. "Why isn't anyone publicizing the appraisal gouging going on in select markets? Due to a lack of appraisers since the financial reform acts there are 'rush' fees on top of an inflated appraisal fees for purchases topping $2,000! And From Rocky Mountains. "Just this month, I have more than 4-week turnaround times quoted by most appraisers through the AMCs and appraisals as high as $2,620.”And the blogs are full of Appraiser v. AMC drama! It’s so bad we are hearing of appraisers purposely and actively trying to damage the AMC (Appraisal Management Companies) by accepting orders, holding them for a week or two or three, then rejecting the order saying, 'we never accepted the order.' Recently, we had an appraiser in a well populated area quote a 4 month turn time! Now sure that is an extreme case but that is happening. The Appraisers are so fed up they are sabotaging the very AMC they work for! I mean guys, that’s broken and again it’s happening nation and lender wide. We are all being affected by this and we have to pull together to get it fixed. We need more attention on the problem and that happens when we, collectively, discuss the issues and work with NAR and other advocacy groups to fix it! RC and I just got back from an event with one of our local advocacy groups. The WMBA hosted an event and discussed the issues with several local appraisers. I was honored that they asked me to moderate it and it was really a good, informative, productive night! And I got to tell you, it was well attended and pretty much every lender and bank had a representative there. Everyone was concerned and wanted to work towards a solution. The good news is, some changes are coming and being purposed right now by the appraisal institute and AQB! They are working to lower the barriers of entry to become an appraiser which will hopefully attract new blood into that industry and they are working on making it faster and easier to train them as well. It’s certainly not fixed yet and that’s where you all come in.
