선교장은 전주 이씨 가문의 효령대군 11세손인 가선대부(嘉善大夫) 무경(茂卿) 이내번(李乃蕃, 1703~1781년)이 처음 자리를 잡은 양반 주택이다. 이내번은 원래 전주에 살다가 강릉으로 옮겨와 경포대 주변의 저동에 살았는데, 어느 날 족제비 떼를 쫓다가 지금의 터를 발견했다고 한다. 시루봉에서 뻗어 내린 그리 높지 않은 산줄기와 울창한 송림이 평온하게 둘러쳐져 바람을 막는다. 왼쪽으로는 살아 있는 용의 형상으로 재화가 증식할 만하고, 오른쪽으로는 약진하려는 듯 내달린 언덕이 자손의 번창을 보이는 풍수이다. 앞에는 얕은 내가 흐르고 안산과 조산이 제자리를 지키고 있는 천하의 명당이다.
이내번이 이곳에 터를 잡은 이후 가세가 크게 번창하고 여러 대에 걸쳐 많은 집들이 지어졌다. 선교장은 대문이 달린 행랑채와 안채·사랑채[悅話堂]·별당·사당 및 연당과 정자活來亭까지 갖춘 완벽한 조선 사대부가의 면모를 갖추고 있다.
선교장의 건물 배치는 일반적으로 사대부가의 ㅁ자형 통말집의 법식에 구애받지 않고 자유스럽고 유기적으로 연결되어 있다. 긴 행랑채 가운데 사랑으로 통하는 솟을대문과 안채로 통하는 평대문을 나란히 두어 창경궁 후원의 연경당 대문과 비슷하다. 선교장의 또다른 특징은 추운 지방의 폐쇄성과 따뜻한 지방의 개방성이 공존하고 있다는 점이다. 사랑채의 높은 마루와 넓은 마당은 아주 시원한 느낌을 주며, 안채의 낮은 마루와 좁은 마당은 아늑한 분위기를 자아낸다. 동해의 해양성 기후에서 오는 자연조건이 건축에도 자연스럽게 영향을 끼친 것이다.

Seongyojang is a nobleman's residence first established by Lee Nae-beon (李乃蕃, 1703-1781), the 11th-generation descendant of Prince Hyoryeong of the Jeonju Lee clan and a member of the Gaseon Daebu (嘉善大夫) family. Lee Nae-beon originally lived in Jeonju, then moved to Gangneung and settled in Jeodong near Gyeongpodae. It is said that he discovered the current site one day while chasing a flock of weasels. A low mountain ridge extending from Sirubong Peak and a dense pine forest surround the site, providing a peaceful shield from the wind. To the left, a living dragon-shaped hill symbolizes prosperity, while to the right, a spurting hill suggests prosperity for descendants. A shallow stream flows in front, and Ansan and Josan mountains guard the site, creating a truly auspicious site.
After Lee Nae-beon settled here, his family prospered greatly, and many houses were built over several generations. Seongyojang perfectly embodies the characteristics of a Joseon Dynasty aristocratic residence, complete with gated servants' quarters, an anchae (main building), a sarangchae (men's quarters), a byeoldang (byeoldang), a shrine, a yeondang (pavilion), and a pavilion.
The layout of Seongyojang is free and organic, free from the typical square-shaped layout of a noble family's house. The soteuldaemun (high gate) leading to the sarangchae (main building) and the flatdaemun (flat gate) leading to the anchae (main building) are placed side by side in the long servants' quarters, reminiscent of the Yeongyeongdang gate in the rear garden of Changgyeonggung Palace. Another defining characteristic of Seongyojang is its coexistence of the closedness of a cold region and the openness of a warmer climate. The sarangchae's high porch and wide courtyard create a refreshing air, while the anchae's low porch and narrow courtyard create a cozy atmosphere. The natural conditions of the East Sea's maritime climate naturally influenced its architecture.
