And there's some other things that are going on in new construction and everything out there.


Now, you know, a few months ago, you could just go into a new construction place or have a virtual tour of it or whatever. And you could actually go under contract on a house. Maybe it's going to take you several months to get built, but you were going to be able to go ahead and go out there and do that. What's happening now that was not happening previously is that the builders are now taking waiting lists. So there's so much competition out there. And I was talking to one builder and one of the things that they said, and I was talking to their corporate office, and they said that, you know, in each community, we limit the number of homes that we're going to sell every month in that community. So if they have a hundred homes that are there, that they're going to sell this year, or let's say 120 homes, cause that'll make our math easy.


So if they have 120 homes that they're going to sell this year, then that means that they're only going to sell 10 per month. And after that 10 has gone, that's it for the month. They're not going to sell any more homes. And then they're going to get a waiting list. And then when the next month comes along, they've got 10 more houses to sell, but they've also got the waiting list. So they're going to go to the waiting list before they, try to sell those other houses. So to somebody that's just coming off of the street. So you coming off the street now to buy one of those homes is a lot more difficult because you actually have to wait in line, go on the waiting list. Now, this one particular builder that I was talking to their criteria for being on the waiting list, the good news is no money.


So that's pretty awesome. But, um, you do have to be pre-qualified in order to go on their waiting list, preferably with their lender. So I know that in the past, we've talked about that. If you're looking at new construction, it's not too soon to start looking, even if you want to do it in the next year.
