Purchase Price
The seller is most concerned about how much money they will make with the sale of their home. This number directly impacts how much money they will get for the sale of their home.

Loan Type
Cash: No appraisal needed, close in 14 days.
Conventional. Close in 30 days. No appraiser-required repairs.

Seller prefers cash and conventional loans over VA & FHA Loans

VA: Seller may be required to make repairs.
FHA: Seller may be required to make repairs.

As-Is
The seller would prefer not to make any repairs before moving. Your home inspection is for informational purposes only.

Appraisal Gap
In the event you buy a home with a loan, and the appraiser values the home lower than the original purchase price, this is the amount you say you will pay in cash over the appraised value.

Down Payment
