(Title says "probably" because I'm only 90% sure that these are all the events)
Like in Spider-Man 2 and Ultimate Spider-Man, there are random city events in Spider-Man 3. The variety in this game is much smaller, you either stop gangs or stop rampaging drivers, usually both at once.

However, there are some events that appear at random if you pass by them. These are side missions with scripts and objectives bigger than the standard "beat the thugs".
To trigger these events, you need to swing by their area and hope that they appear. If they don't, leave the area and come back until the event is triggered. Once you completed these events, you will not encounter them anymore unless you start a new game.

The game doesn't count them as missions, therefore, they're not required for "all missions" category. In fact, if they happen to trigger during speedruns, they will cost you alot of time, between a few seconds to a few minutes, depending on the event.

Completing the scripted events is required to complete the game 100%. Each event increases the crime fighting percentage of the area it is located at. Completing the crime fighting to 100% rewards you with a health upgrade.

0:00 - Snipers, north-west area of Central Park
2:52 - Apocalypse gang, City Hall
5:14 - Dragon Tail, at the bank where the mission "Collection Protection" starts
8:54 - Arsenic Candy, north east area of Central Park
15:16 - Arsenic Candy, north east area of Central Park (again)
20:26 - Dragon Tail, south Queensboro Bridge
24:11 - Apocalypse gang, German District/Chelsea/Clinton
28:26 - Dragon Tail, Midtown East/Gramercy Park
32:33 - Apocalypse gang, Greenwich Village/Soho
36:52 - Chelsea, church area
38:30 - Blooper
