So what’s the greater Phoenix housing market going to look like in 2022? Well, We just got in all the numbers from 2021, and there are some trends happening in the Phoenix area market that might surprise you.

I’m Jordan Page and today we’re going to dive into the numbers and data behind what’s actually happening in our market, so you know what moves to make, right now.

Quick recap of last year - We began 2021 in a pandemic with record-setting home sales numbers, and we ended 2021, well, exactly the same way. 2020 had set some records, but 2021 smashed them, and in fact, last year went down as the best year on record for the greater phoenix real estate market.

With historically low interest rates, combined with a continued lack of housing supply, 2021 was a year of double-digit appreciation in many areas. In this ultra-competitive market, buyers were forced to get creative and aggressive with offers in many cases submitting multiple offers until getting one accepted. Some buyers may have elected to pause their home search and wait for the market to cool. It may be a longer wait than expected as 2022 is looking to be another year for the seller.

Most industry associations and professionals agree that 2022 will be another strong year for real estate values. Inventory is expected to remain low; however, not quite as bad as experienced in 2021. Interest rates are forecasted to increase throughout 2022 with many expecting by the end of the year for rates to hit 4%. This is going to impact affordability, particularly for the Millennials, aged 26-35, who make up a large portion of the first-time buyer market. The trend for remote working or hybrid working continues to have an impact on housing giving buyers more flexibility in location. All factors considered, 2022 is expected to be a slightly more normalized real estate market.
