The August numbers are in, so let’s break down the market data for single-family homes in the Oswego School District 308.
Hi, I’m Kurt Clements with eXp Realty in the far west suburbs of Chicago.
At the time of this recording, there are 83 active listings in the district with an average list price of $558,872. Additionally, 151 properties are under contract with an average list price of $490,617.
In August, we had 95 homes sold, with an average market time of 30 days. The average sold price was $431,636.
Looking back at the July results, we had 86 homes sold, with an average market time of 33 days. The average sold price in July was $461,447.
In August, we sold 9 more homes, the average market time decreased by 3 days, and the average purchase price decreased by $29,811.
Looking back at the June numbers, the average purchase price was $463,184, and going back even further to the March numbers, it was $420,131. So, we are still doing well when we evaluate the numbers over a more extended period.
We still need more inventory in the area and remain in a seller’s market. When we look at the absorption rate, it’s 0.9 months. The absorption rate is the number of homes available (83) divided by the number of sales (95). In other words, selling the existing inventory would only take less than a month if no new homes came on the market.
So, if you are considering selling your home, now is a great time to act, as we need more sellers to take advantage of the market.
