I'm Olivia Laurenn, Realtor and Team Leader of 757 Homes Team, originally from the South in the heart of Alabama. I have been selling homes for clients, and have been privileged to serve the Hampton Roads community since 2007 as an award winning real estate agent.

Now that you know more about who I am, let's take a moment for a closer look at some questions…about not only getting a contract established, but what happens after the initial terms of the contact are agreed upon...because the work does not stop there.
Terms of a contract questions:
• Once all parties agree on initial terms, is it edged in stone?
• If not, what timelines are involved?
• Whose responsibility is it to ensure those timelines are adhered to, per the contract?
• What happens if you miss those timelines?
• Who's the lender?
• Is the lender local or out of state?
• Does it matter and why or why not?
• Is it a cash offer and do you have proof of funds in hand?
• Does your contract offer "home inspection for informational purposes only" or is it a "traditional home inspection"?
• What is the difference?
• What does it mean for the seller?
• What does it mean for the buyer? Are there closing costs assistance being asked for, or are all parties paying their own prospective closing costs?
• When will an offer include requesting closing costs assistance, or when will it not?
• Who orders the termite and moisture inspections?
• Who pays for termite and moisture inspection?
• Is it negotiable?

These are but only, a few very important questions you should be asking yourself and others?
If after reading this you are saying to yourself, these are great questions and I am not 100% clear on them, then we truly need to chat. Keep in mind also, just because a person calls themselves a Realtor or Real Estate Agent, does not automatically mean they have your back 100%. many of them won't know to even ask the above probing questions, or how to negotiate or navigate through them with you.
This is most unfortunate, yet very common, in the real estate industry.
