Big housing update for anyone thinking about buying in 2026.

NAR says existing-home sales are projected to jump 14 percent next year. Rates are expected to settle near 6 percent. Prices are rising, but only about 4 percent. And according to Lawrence Yun, there is zero risk of a nationwide price drop.

More inventory is coming, especially in high-construction markets like Houston, which means buyers should finally get some breathing room once rates tick down a little more.

Wild stat. The typical buyer right now is 59 years old. Many are moving to be closer to family, also known as the grandbaby effect.

First-time buyers are still feeling it. They make up 21 percent of the market, with an average age of 40. High rent and student loans are the biggest obstacles.

But here is the good news. Eighty-eight percent of buyers and ninety-one percent of sellers still use a real estate agent. Professionals matter.
