I have a simple test when I’m vetting property management companies.

I ask them one question.

How many properties do you OWN in the market where I’m buying?

Not how many they manage.
How many they own.

Because here’s what most investors don’t understand.

If a property management company owns 10 buildings in the same neighborhood where they’re managing your building…

Where do you think their best tenants are going?

Their buildings.
Not yours.

When that perfect tenant shows up
Great credit
Stable job
Clean background
No drama

They’re placing them in the building they own, not the one they’re getting paid a fee to manage.

You get the second tier tenants.

They’re fine.
But they’re not perfect.
They need more handholding.
More management.
More attention.

And here’s the key part.

They’re not being malicious.

They’re being smart business owners.

Of course they’re going to prioritize their own investments.

That’s why when I interview property managers, I need to know this upfront.

If they own in my market, I need to understand how that impacts my tenant quality
My occupancy
My NOI
My long term upside

Sometimes I’ll still work with them if everything else is exceptional.

But I’m going into that relationship with my eyes wide open about where I sit on their priority list.

Ideally, I want property management companies that manage a ton of units in my market…

But don’t own any themselves.

That way when great tenants show up, they’re going into my building
Not being diverted somewhere else.

One question.
Everything revealed.
