I would never employ planning consultants that charge a fortune in some cases. the guy who came to my land at the time and had no qualifications to be a planning consultant, but still wanted £5000 for a basic planning application and on the off chance it went to a committee meeting he would speak on my behalf.

Now I understand that you may think planning consultants have got to know it all but it's like most things in life, not all are good and the good ones cost way more than the crap ones.

Yes, there is a place for planning consultants for large developments but small farm developments...? No, and if you think they will get you the right to build a home on agricultural land well guess again.

They will still take your money and will not say it's impossible and the only way you would get planning is if the council is looking to build a large housing estate. Then they make bank but also have lots of work to do.
