The importance of regular roof inspections are oftern overlooked, not just for warranty and general maintenance purposes but for keeping a regular eye on any minor defects before they become a major problem. When you understand how minor defects manifest, such as blisters, slumping asphalt and delamination of waterproofing, you can make an educated decision in the best way of treating them. Whether a repair will suffice, how long it will last or whether a more robust refurbishment is needed.
On this roof which had several different areas in varying state of repair, we were able to take a snapshot now and recommend which areas were in need of immediate remedial action and which needed a watching brief. This not only saves the building owner money but allows them to budget for when repairs and ultimately complete replacement will like be needed.
According to BS6229:2018 which is the code of practice for flat roofs; "A flat roof should be inspected at least twice yearly; in autumn to ensure it is clear of leaves, dirt and debris, outlets are not blocked and the roof is free draining; in spring to discover and rectify any damage due to weather."
Also, in some cases a documented annual inspection is a condition of the waterproofing manufacturer's guarantee so if you don't inspect the roof annually and keep a record, the guarantee may be void.
