Coming into a New Year we all have our ideas about what may happen in Real Estate. For the longest time I would have buyers and sellers tell me why they had a negative expectation about what would happen to prices. That hasn't been the case for a while, most everyone seems to accept that the high prices and low affordability we have in the US are here to stay. In fact home affordability is at the lowest point ever due to high prices, interest rates and insurance. A severe shortage of homes keeping prices propped up didnt help either. Because of this 2023 and 2024 were the two lowest years for transactions nationally since 1995. Why then am I expecting a year with more transactions ? Because inventory has doubled in the last 2 years and there are hopes for lower rates ahead that could really get the market moving. Watch!
