The details of how we got this Bayfront home on Balboa Island closed are nothing short of the toughest 11th hour negotiations that George and I have ever faced.

After receiving the foreclosure notice and realizing our only option was a short sale, we spent days assembling and providing information to the 1st and 3rd lien holder to prevent the foreclosure and negotiate a short sale. In the beginning they refused to negotiate with us because the offers we received were too low (we generated handfuls of offers and they refused them all) and the short sale bank was under the impression that they were in 1st and 2nd position, to which our DD alerted them that they were actually in 1st and 3rd position (meaning that in a foreclosure 2nd position would get paid before their 3rd position).
George then had to negotiate with the 2nd mechanics lien's attorney down substantially within a few short days. After multiple emails and negotiations, the bank again said a HARD NO and that they were happily foreclosing on Oct 24th (we received this notice from them on Oct 17th).

That's when George and I decided to drive to their offices unannounced, knock on their locked door, and request to speak with the supervisor. We were granted a meeting on the spot, and sat in the conference room for an hour with the manager going line item by line item over the numbers to make this work.
They were only willing to negotiate a short sale with us after George procured a new buyer with a higher offer (like a ram in the thicket). With George's incredible negotiations, we were able to get them to approve a short sale in literally record time, along with negotiating the 2nd lien holder down nearly 30% (a seemingly impossible task) and close the escrow within an unheard of 3 days to prevent the foreclosure, which was scheduled for the next day. It was like a miracle.
