True Story: Last year, 2 months had passed and no offers had come in. The seller initially wasn't sure about making changes to the home BUT I suggested painting the living room and hallway in a white or grey color.
For 2 reasons:
1. Neutral colors are preferred because they appear cleaner and a buyer knows it's easier for them to paint over a neutral color later if they decide to.
2. The current style trends involve deeply contrasted colors, with neutral backgrounds and darker features on top, such as cabinets and shelves.
After the fresh paint, we got an offer on the low end of what the market indicated and a second buyer that was pausing but was interested. I reached out to the second buyer's agent and said, "We have an offer but before we make a decision on that one, what's your client's hesitation?"
After a brief conversation, I answered her client's most pressing questions and it solved the concern. He placed an offer at the Asking Price and my Client was excited!
Summary:
The advice on updating the paint to match current buyer preferences AND careful conversation and providing answers to the buyer made this deal happen.
