Some people say that the real estate market is on fire, while others say it's dead. Not just in Toronto, but all around the world, densely populated city centres are shrinking whereas the outer regions are booming. As we head in to our second wave of COVID-19 lockdowns in Ontario, you can imagine that everyone wants a backyard and more space. Working from home is the new trend, immigration has virtually halted, schools are pretty much shut down, so the city cores are drying out.

At the same time, the headlines say that real estate is booming. It's true, the TRREB (Toronto Regional Real Estate Board) September 2020 Market Watch report says that the overall real estate market is up +14% for average price year over year, and sales volume is up +42%.

So which numbers can you really rely on? Who is telling the truth?
