Just because you buy land… doesn’t mean you own what’s underneath it.

Mineral rights don’t “come from” anywhere, they’re inherent in land ownership by default. But the moment they get severed, a separate “mineral estate” is born, and that can be bought, sold, and inherited completely independently of the surface.

You could buy a beautiful piece of land in Texas and the oil underneath might be owned by 30 heirs scattered across the country, none of whom even know each other.

And what's worse? Your title company likely won’t tell you, because they don’t handle mineral rights.

2. Hire a landman to do it for you
