Did you know that a comparative market analysis and an appraisal are not the same?



A CMA is a real estate agent’s estimate of fair market value of your property before a contract

is signed. We take our knowledge of the local market and look at your subdivision or within a

half mile to a mile to find similar properties. We take into consideration square footage,

property type, bedrooms and bathrooms, build date, sold date within 3 months, property

condition, lot size, and special features and updates. Then, with that information we compare

your property

to the properties we have found to determine it’s fair market value.



Appraisals are performed by a licensed appraiser hired by the bank who is lending the money

to the buyer. Appraisers have no vested interest in your property. Their job is to determine it’s

fair market value so that the bank’s financial interests are protected. They look at the same

materials we do, however, they don’t always know the local market.
