When Investing In Texas Real Estate, do Your Homework

How about that traffic. You know I moved to Austin in 1993 to get away from the traffic. Because I lived in Orange County and in Orange County it was to go seven miles was forty-five minutes one way. The other way it was two minutes just depends on which time of day you’re on the freeway.
So I moved down here to invest in property in 1993 when you could buy a house in South Austin for zero total investment property and no questions asked. None qualifying assumption they didn’t even run a credit report. And so when I flew here I was like this could be a pretty nice place to live you know it was really nice, and it was like there was nobody on the roads there was nobody on the lakes, and I thought I’d have this place to myself. Not too long here it is they found us right and so we’re going to talk a little bit about that about how this area is obviously a great place to be and also a great place to invest. I wanna teach you a lot of things reasons number one why you should invest in real estate number two um where to invest in real estate um how to invest in real estate. So it’s going to be about an hour it’s going to be a power pack of a lot of information.
I do have a booth downstairs *booth 608 so if you all wanna come talk a little bit more I know Dave has seen presentation with me before and so you all um have seen presentations some of you have *** have seen some of my presentations but I think you can get a lot out of it and so the bottom line is it’s a free presentation and I’ve been on the state ***** lessons to mandatory continual education teacher we stayed in Texas but with my career I started in 1983 I bought my first house at 19 years old I bought my first real estate license and since then I have crossed over 350 million dollars in transactions so making me one of the top if not the top investment broker in the city but also I do traditional real estate as well you know buying and selling in the listing but the whole thing of investment side is what has brought me here and it kind of put me on the map.

So a little bit about my family, on the left is my son Justin who is twenty-one went to the Texas State University just got married at twenty-one. And the girl on the right is my daughter Christine she’s eighteen, and she’s a recording artist here in Austin live music. I moved here because I didn’t wanna raise a family in California at the time because there was a lot of disparity there was have’s and have-not’s, and you know the schools would be filled with you know the gangs and that kind of different stuff, and I came here, and school system was awesome and that’s one of the things we look at when we’re investing in real estate is schools and its really big deal and we’ll go over that a little bit but there’s a real big deal because the demographic that’s moving here engineers you know captains of industry entrepreneurs small business people like yourself they wanna have good education and so we have some of the most awesome education around.
