So, what’s going on? We’re up for both the year and the quarter. The yearly trend has lost more than 4 percentage points and quarter-to-quarter trend has dropped by more than 1.5 since our prior observations. We’re still more than 3 points below the 1-6-month median value for the period ending 3/16/2022 which was $1,650,000. This is when the Fed most recently started to raise interest rates and our current benchmark for recovery. This market has not recovered from the 2022 interest rate shocks. We’ll check back in about a month.
