The project calls for millions of square feet in office, hotel, and retail space, all supported by massive structural trusses and caissons due to the site’s extreme engineering constraints. Designed by SOM, the tower’s elegant steel and glass lattice contrasts sharply with nearby landmarks, drawing both praise and criticism. At an estimated $6.5 billion, it would become the most expensive skyscraper in U.S. history. But financing remains the biggest hurdle, especially with office demand still recovering. The developers have even sought billions in federal aid—raising eyebrows due to the site’s past ties to Donald Trump. Whether the tower ever gets built is still a very open question.
