Hi- this is Cristen Corupe with your Monthly market Update.

When mostly people ask “how’s the market” they want to know what current prices are doing! But the median or average home price can be a poor measurement tool to really understand what’s going on– and here’s an example why -

The peak median sales price in Maricopa County for new homes prior to the crash in July 2006 was around three hundred and twelve thousand dollars.

We passed that value in December 2013. But the homes being built in December 2013 were 13% larger than the median home being sold in July 2006.

To compare apples to apples and see what’s really happening - average price per square foot is a much more reliable measuring tool. It is an extremely stable measure of appreciation. The difference between the annual average price per square foot today and last year is an excellent guide to how strong the market has been and

may be the smartest way to measure appreciation.

Let's look at the annual average price per square foot for all areas and types across the valley.

When the gap closes like this – it indicates a weakening in the market.

Notice the gap today has been gently widening indicating we are in a market that is getting stronger. As long as the gap continues to widen, even just by a little bit, the market is displaying strength. If it starts to narrow, then it is reasonable to experience some concern about a slowdown. Of course, we will be looking out for that on your behalf and we’ll let you know when that happens.
