1. Don't forget about Fire Suppression Systems: Locate, Drain and Turn off System
Fire suppression systems are usually used in commercial buildings or townhomes, and apartment buildings.
If a home is above certain square footage, the state requires it to install this system.
There are some pros and cons of this system - there are malfunctions caused by human error
4 times per year - you need to check the system to make sure everything is ok.
They can corrode and cause leaks.
advise clients to do this during winter
only certain people can do this

2. Lender Required Inspections before closing?
Lenders are requiring an inspection to make sure the house is in good condition . They require a 3rd party inspection. The buyer will be responsible for that inspection.
Not just a HUD Requirement, we are seeing Conventional loans also
TexInspect doing inspections for 150.00 - inspector that we know.
Some lenders are requiring the appraiser to go back out and make the inspection


3. New Home Builders requiring you to sell or they will cancel?
Some builders are requiring for you to sell your current residence
Sell when already is disclosed - highest close rates
Read the builder contract and understand things - new construction and new builders
