Orcutt/Santa Maria Real Estate Market Trends - October 2021

🔑 𝗟𝗼𝗰𝗮𝗹𝗹𝘆 𝘄𝗲 𝗮𝗿𝗲 𝘀𝘁𝗶𝗹𝗹 𝘀𝗲𝗲𝗶𝗻𝗴 𝗮 𝗿𝗼𝗯𝘂𝘀𝘁 𝗺𝗮𝗿𝗸𝗲𝘁 𝗮𝗻𝗱 𝗿𝗲𝗮𝗹 𝗲𝘀𝘁𝗮𝘁𝗲 𝘄𝗼𝗿𝗹𝗱.

👉 However, we're seeing some slow down with the amount of craziness that we saw in the beginning of the year.

Let's take a look at the local markets of the Santa Maria and the Orcutt areas.

We're going to start with Orcutt. For Orcutt in September, we had 34 new listings compared to last year, we were sitting at 38 new listings.

⬆️ It's about the same market, right? 𝙒𝙚𝙡𝙡, 𝙣𝙤𝙩 𝙧𝙚𝙖𝙡𝙡𝙮.

Let's take a look at this. The days on the market and the price point has changed significantly. The average days on the market dropped 42% from 33 days last year to 19 days this year. What about the price point?

Well, that increased 25% from 549,000 last year to a whopping 685,000 this year.

⚙️ 𝙇𝙚𝙩'𝙨 𝙨𝙬𝙞𝙩𝙘𝙝 𝙜𝙚𝙖𝙧𝙨 𝙖 𝙡𝙞𝙩𝙩𝙡𝙚 𝙗𝙞𝙩 𝙖𝙣𝙙 𝙩𝙖𝙡𝙠 𝙖𝙗𝙤𝙪𝙩 𝙎𝙖𝙣𝙩𝙖 𝙈𝙖𝙧𝙞𝙖 𝙖𝙧𝙚𝙖.

The number of new listings this year for September was 41 and last year was 54. The average days on the market though dropped 47% from 17 days to only nine days to get in the contract.

And everyone wants to know about the price plan, right? Well, that jumped 22% year over year. So 448,000 last year to 545,000 this year.

So the frenzy has slowed down a little bit from the beginning of 2021, but as you can see, we're still seeing a very robust market year over year.
