In California, dual agency is an option for real estate agents, the home seller, and the home buyer. When all three parties are in agreement, one real estate agent can facilitate the transaction. One agent facilitates the transaction when they represent–both–the home buyer and the home seller.

Moreover, there are a few perks when there's one real estate agent involved in the transaction. This means no split commission, smooth transaction, and streamlined communication.

But, this simple idea can get controversial.

Some agents will say it's a conflict of interest. But, why is that?
