In this video, I talk about how to effectively back of envelope calculations to quickly filter through investment opportunities.

Back of the envelope calculations are used by commercial real estate investors and developers to quickly filter through available investment properties.

The reasons these calculations are so beneficial is because it limits the amount of time you dedicate to opportunities so you are not bogged down with analyzing each opportunity if it does not align with your investment criteria.

To use this method, you must determine 4 variables:

Current Rent
Current Expenses
Projected Rent
Projected Expenses

Once you have these values, you would calculate the current & projected building value by using the following equation:

NOI/Cap Rate

The spread between these two values will be used to determine whether an opportunity is worth pursuing.
