They say, "Learn from your mistakes", but when you can learn from someone else's mistakes, it hurts less. With that said, this is the story about how I got burned out of $50,000 on a job. I am sharing this publicly in hopes that you will not have to make the same mistakes as I did, to learn this valuable lesson.
The Client
The loss was for first-time homeowners looking for the “American Dream”. A young couple consisting of two small children, a working mom, and an active military father.
The Job:
Single-family home approximately 500 FT from a river.
Catastrophic weather event causing 9” of rain to fall within a 48-hr. period
Cat 3 loss affecting the entire main floor of a newly purchased home, flooding, catch basins overflowing, and drain lines backing up.
Homeowners denied the claim due to groundwater.
FEMA Flood Insurance approved the claim.
The Scope:
Remove all affected flooring (multiple Layers)
Remove affected drywall 4 Ft. flood cut
Remove insulation 4 Ft flood cut
Hepa vac framing, clean with disinfectant, encapsulate affected framing.
Communication:
Verbal commitment to homeowners that we would not hold them accountable for any costs above their policy limits. (no out-of-pocket expense)
We would treat the loss as a fully covered claim and not take any shortcuts.
Evidence of prior flooding (mold, wood rot, flood cuts)
Rivers crested the day after we completed the mitigation, and we returned to do additional cleaning and extraction at no additional cost
Invoice
After 6 months of waiting for payment, we were advised by the carrier that their policy does not cover: mold, HEPA vacuuming, encapsulating, or debris removal.
We backed out mold charges, HEPA vacuuming, and encapsulation, lowered our line items to cat 3 instead of HMR, and debris removal costs to reduce the bill by 30K to be within the policy limits of $50,000
We worked tirelessly with customers to submit the claim, and went above and beyond to accommodate them, and make them whole again.
After eleven months without any communication or commitment to pay, we reached out to the adjuster who stated that the policy was cashed out and the homeowners received payment months prior.
Result
The homeowner kept the money from the claim and refused to pay us for our services.
They ignored calls and hung up on us when we were able to connect, the homeowner even went as far as to leave a bad Google review with active mitigation photos.
We filed a lien and contacted Google. I uploaded post-mitigation photos and, Google removed the false review.
Lessons Learned?
Although we had our paperwork in order, in circumstances like this we now require a deposit. We’ve added a late fee to our contracts and insist that the carriers pay us directly.
We lost 50K on this job and while we strive to work with those who are underinsured, or uninsured in times of need -- we have a responsibility to our employees and families to provide for them as well.

Will we get beat again…probably, but not as bad as this time
