He shares a real-life example of a client who purchased a land parcel in Dombivli for ₹3 lakhs in 1994. Today, the property is worth ₹2.5–3 crores—a 100x return over 30 years. However, when calculating CAGR (Compound Annual Growth Rate), the return is around 14–14.5%, not accounting for property tax, maintenance costs, and the biggest drawback—lack of liquidity. Despite the paper value, the land has remained unsold for 6 years, offering no real financial gain.
Kulkarni’s key message: while real estate in India may look attractive, mutual fund SIPs offer better liquidity, low entry barriers, tax efficiency, and consistent returns, making them the smarter choice for modern-day investors seeking financial freedom and passive income.
