Denver Colorado Real Estate Market Update - October 2022
Inventory in the Denver area went up again, finishing September with 7,683 homes on the market. This was up 10.72% over August 2022 and up 93.48% over September 2021.
Average days on the market is up to 26 days. No longer are over 50% of homes being placed on the market before the weekend and going under contract by the following Monday or Tuesday.
Despite the raise in inventory, increased days on the market and increased interest rates, average home sales price still increased.
The average sales price in September in the Denver area came in at $671,024. This was up 2.2% over August 2022 and up 8.41% over September 2021.
Homebuyers, though dealing with increased rates, are enjoying having choices and more leverage in their negotiations. Sellers need to understand that they need to be thoughtful in their list price and shouldn't expect a flood of multiple offers as seen in recent past. The market has certainly seen some changes.
