Follow the inventory! In order to get a peek into the future of a specific area’s housing market, keep a close eye on housing inventory (i.e. the amount of homes for sale) and see how it compares to years past. Today’s video is based on a new report from Lance Lambert of ResiClub Analytics about how each state and metro fared over the past several years and compared to pre-COVID levels as well. For example, Nevada is the only US state that is down by double digits regarding inventory levels from March 2023 to March 2024. In contrast, Florida has 57% more homes for sale during that same time frame.

To give you a quick mortgage interest rates update, according to the Mortgage News Daily the average 30 yr fixed rate mortgage is around 7.3% for the current mortgage rates (at the time of filming this video for those with excellent credit).
