In this video, we will talk about one of the most popular and mature neighborhoods in Kitchener – Forest Heights.

Forest Heights is a densely populated neighbourhood located on the west end of Kitchener with a variety of styles ranging from bungalows to two-storey homes. This neighbourhood is considered one of the best neighbourhoods for buying a single detached home, with a real estate ratio of approximately 90% ownership to 10% rental units.

It is bordered by Highway 7/8 to the south, Trussler Road to the west, Highland Road to the north and Fischer-Hallman on the east side. When coming from Toronto via Highway 401, Approx. 10 mins of highway driving on Highway 8 takes you straight into Forest Heights. And with two exists from Highway 8, getting to Forest Heights is very convenient. Travelling to Kitchener Downtown is approx.. 8 to 10 minutes drive and traveling to Waterloo Downtown is approx. 12 to 15 mins drive.

Total population of Forest Heights is approximately 15,000 people with a Male to Female ratio of 1:1. With a Median Age of 42.6, approximately 47% of the homes have kids.

With so many families in the area, Forest Heights boasts plenty of Catholic and Public schools., the neighbourhood allows many kids to take two feet and a heartbeat to school, and have their friends just around the corner.

Shopping and restaurants are plentiful in Forest Heights; by being strategically located between several major shopping malls including Sunrise Mall, Highland Hills, and The Boardwalk.

Talking about Real Estate, this is a mature neighborhood with most of the houses built in 1980’s and 1990’s.

Average Sale Price for a Detached House in Forest Heights is $857,400.
And Average Sale Price for a Semi Detached House is $632,000
