Now first off, why start investing in, specifically, real estate? Right. There's a lot of different things you could invest your time, money, energy & effort into. However, real estate has been the tried & true product that a lot of millionaires have purchased & have passed along down the road.

I get questions, all the time, from newbie investors who want to know, how do I start investing in real estate?

First thing, choose the right investing strategy. You can invest in a lot of different types of real estate, but you should start by focusing on a niche that suits your goals.
● Single-Family Properties
● Multi-Family Properties
● Commercial Properties
● Airbnb – Short, Mid & Long Term Rentals
● Storage Units

Next up, decide how much to invest. This is a loaded question but this is something you're going to have to decide. Do I want to use my own money? If so, how much of my own money do I want to use? Once I've done that, how am I going to do this again?

The next one is, determining your risk tolerance. This is where you do your due diligence, ensure you have sufficient cash flow, that the ratios make sense & do your inspections. Investing is risky, if you don’t know what you’re doing. You should always plan your exit strategy. When you borrow funds to buy properties, you will need to pay them back on time. This is why it’s so crucial to have your exit strategy in place.

Now you’re going to need to determine your asset allocation. This is where you divide your assets, funds or time into the various aspects of your investment. This will depend on what your needs & your wants are for your portfolio.

This point is an important one, choose between active & passive investing. You can choose to be an active investor, which means you're doing the day-to-day property management, showings, &/or maintenance. Or you can be a passive investor, by hiring a property management company that takes care of all of the day-to-day things mentioned prior. As a passive investor, you can just get paid end of the month, get the reports & make decisions like a quarterback would. This will depend on where you are in your life journey.

Final point is to get a mentor or coach, this will save you so much time. You get to leapfrog their mistakes, leapfrog their experiences, & you can turn decades into days. Getting someone who's been there, done that, & who is (or was) doing what you want to do now.

Let's talk about Bitcoin. It recently went up & I am excited. My portfolio was recently in the negative from initial investment. I lost about $20,000 but now it’s back up. There are talks of Amazon looking to hire a cryptocurrency position, Elon Musk still owns Bitcoin & so does Tesla. Mining has become more environmentally friendly since moving out of China and Tesla will soon accept Bitcoin again. Bitcoin is kind of like my side thing. It's my risk & reward investment that acts as a down payment providing income source. When it goes up, I pull money out, buy an asset; as it goes up again, rinse and repeat.
