Thinking about waiting for interest rates to drop before buying a home? You might want to rethink that strategy. In this video, I share the conversation I had with my son, Dominic, about purchasing a home. He was hesitant, thinking he should wait for lower interest rates. But here’s the reality—when rates drop, the market shifts, competition skyrockets, and home prices rise. That’s exactly what happened when he tried buying a home in San Diego. He got shut down 27 times!

Interest rates are always fluctuating, but one thing remains constant—the housing market moves in cycles. Right now, buyers have the upper hand. You can negotiate better deals, get seller concessions, and even buy down your interest rate. But when rates drop, we’ll shift back into a seller’s market, meaning bidding wars, multiple offers, and homes selling for way over asking price. Just recently, I listed a home at $675,000, and within three days, we had four offers and are closing at $693,000—far above market comps.
