Hey y’all!! I know I’m a little late posting this, but better late than never, right?! 😅

I officially closed on my second home!! …Or does it still count as my second if I sold the first one?

Passive income has always been a gial of mine. Looking back, I wish I had been buying property at every duty station I’ve been to, but hey—we live and learn! I know this isn’t my forever home, so I was okay with going smaller at 1500 sqft.

Now let’s get into the details real quick…

I ended up going with new construction because the builder was offering incentives. I had two choices:
1️⃣ Get 3% toward closing costs and $10K to buy down the rate
or
2️⃣ Cover my own closing and lock in a 4.99% interest rate.


The house I was renting before was $1900/month. Now my mortgage is $1635—but since it’s a new build, they suggested I pay an extra $522/month toward escrow, so I’m really paying $2157 total. That’s about $257 more than my rent wa.

I’ll be leaving Ft Bliss in 2027 and plan to turn this into a rental when I PCS. Praying these interest rates come down by then—I’m currently locked in at 5.5% right now. 🙏🏽
