Did you know that once you sign at the closing and become owner of that home, you become responsible for any undocumented structures on that property, and that can become quite expensive.

It still amazes me how often a Buyer is willing to take the word of the Seller regarding “Proper Permits” before fully vetting that property for themselves.
I get it…you fall in love with a house and you want to believe that everything is in order.
However, if you fail to VERIFY before you BUY, you might get caught in a Permit Pickle…!

For example, I just spoke with a new Home Buyer who purchased a Home with an open “expired” Pool Permit. He was told that the pool passed all of the prior inspections by the Building Department and figured “how hard could it be” to renew the Permit, call for the final inspection and get it closed out. Well, the Pool passed but there were several other structures that required permits, and even a zoning variance.

You as the Buyer have the right to ask for PROOF of all home renovations before you buy…or retain a permit professional to do it for you.
At Dynamic Permits, we provide this service for a fee of $650 - $950.
This is like added insurance before you sign at the closing.
And if the evidence of un-permitted structures turns up, then you have more negotiating power with your seller.

If you skip this step and get stuck with the permit legalizations yourself, then you’re looking at the cost of plans and permit processing, which is typically $2500-$5500.

So, you want to ask for the Property Dox before the closing is scheduled to avoid the potential pitfalls of costly C.O. (Certificate of Occupancy) overisghts.
