How to make and attach mask ties in one step, no elastic, no serger

Here's how I make AND attach fabric ties to masks in one simple step.

Material:
Two 34"x1.75" fabric strips for medium (for L, XL sizes use 36"~40" fabric)
Mask (any style)

My mask dimensions:
10" wide x 7" tall before pleating
10" wide x 3" tall after pleating
