Finding the assessed value of a property versus market value is not what meets the eye. Assessed value vs market value is different. Assed value is not the market value of a real estate property. The value of a home assigned by the property tax assessor may be drastically different than the market value.
So, how do you accurately calculate the value of a home with accuracy?

The assessment given by your local municipality or county is based on a blanket assessment for that region. That assessment might have taken place 10 or 20 years ago. A mathematical percentage is assigned every tax year to give a dollar value to a property for tax purposes.
Market value or fair market value is the price a willing buyer will pay to a willing seller for a property in the open market.
To determine fair market value, one needs to locate comparable property to the subject home similar in square footage, location, lot size, style of home, quality and condition, age of home, curb appeal, number of rooms, and bathrooms. Also, other factors such as a terrific view, type of heating systems, decks, basements, garages, landscaping, and similar home features that the closest comps have or don’t have to your subject’s home, analyzed, results in a fair market evaluation.
If comparable properties made improvements or modifications to their homes and there was no municipal blanket reassessment for that community, for example: if the last blanket assessment was done 12 years ago, those home-assessed values would remain unchanged. That’s why we use comparable sold home pricing. It is a real market value reflecting what a willing buyer and seller agreed upon price.
Most comparable homes will have slight square footage differences. Use the average square footage dollar cost for that area as an adjustment factor.
For other differences, look at the differences between your subject property and those of the comparable properties and determine that difference in valuation. For instance, if your subject home has an attached 1- garage and a comparable property has an attached 2-car garage. Finding comparable sales might suggest a $22,000 valuation.
Other factors like flooring, updated kitchen, updated or outdated rooms, the layout of room and access to master baths, and nearness to recreation areas all play a factor.
