Ryan Dalzell of the Dalzell Group with Prudential in Rancho Santa Fe appeared on the Big Biz Show to talk about the state of real estate nationwide and how Southern California and San Diego in particular is leading the recovery. Recent statistics show that higher end communities like Rancho Santa Fe homes and Carmel Valley real estate are outperforming other areas of San Diego with triple digit sales increases over 2011. While the volume of sales overall is gradually increasing, San Diego real estate investors have shown strong interest in move-up areas like Carmel Valley San Diego, Del Mar, Encinitas and other coastal neighborhoods. The supply is still low due to a lack of San Diego new construction home building and sellers that still have negative equity. Though tight lending standards make it tougher for buyers, Carmel Valley homes are in demand with a solid job market and school system leading the way.
