This was the biggest renovation that I've ever done! 😃
In 2019 my wife and I were looking for a better school district to move to as our two boys were 6 & 4 at the time. When we found and researched information about Avonworth School District we were determined to find something within that area (Ohio Township, Ben Avon, Emsworth)

As a contractor, I rarely am overwhelmed by a renovation project 😃
However, this one was quite the transformation! It required a lot of design and prep work to get started.

It really helped me visualize and be creative with the floor plan and overall design. I was able to print out full blueprints of my build and have an architectural engineer stamp the drawings for permits needs in Ohio Township. Plumbing, Electrical, Framing, Deck, Etc.

The scary part to me was the first week that I completely gutted and removed the roof of the little cape cod home. I completely ruined the investment I had into the property at that moment!

With the help of 84 lumber I was able to order all materials needed for the framing and exterior work of home. It was amazing to get a full package deal with all the floor trusses and roof trusses all delivered to home.

Framing was actually a lot of fun and went fairly quickly

I did hire the Amish to install the metal roof. I can do a lot of things myself....but slippery metal roofs are not one of them!

After the roof, came the interior framing along with foam insulation of the entire attic space. With everything open, it provided an easy ability to get an R-38 layer throughout the whole attic. Spray foam insulation is amazing. It air seals and really does an amazing job of keeping the home climate controlled. We also install mineral wool R-21 insulation throughout exterior walls and foam board insulation/air seal on exterior.

I hired out the HVAC work since all new duct work and Forced air system was needed with the completely new floor plan

I also hired out for a licensed plumber to rough-in all new plumbing throughout house.

My Brother (licensed Electrician) installed a new 200 amp service and all new wiring to code throughout home

Weeks upon weeks were spent building out all the drywall, doors, windows,
& Trim Work

Bathrooms being my specialty I really wanted each bathroom to be special
For the kids bath we used a porcelain tile pebble floor & ceramic wainscoting. We used my favorite kind of grout - Laticrete Spectralock Pro Epoxy Grout. Long-lasting and easy to clean!

For the primary bath we have electric floor heat throughout with a curbless linear shower. 4ft deep shower with a single shower panel & Kohler HydroRail Shower System. Nothing beats a luxury shower and bathroom!

Hardwood floors were installed throughout. We took things next level by using unfinished #1 oak flooring and sanding, staining & sealing with Bonaseal Traffic. Doing hardwood this way provides a strong seal with no gapping of hardwood. Bonaseal is some to the toughest finishes on the market.
