Washington State requires every Real Estate Broker to do two things as soon as reasonably possible:

1. Provide their potential buyers with a copy of the real estate agency law pamphlet. This is so every buyer and seller can understand what they can expect from their real estate agent.

and

2. Obtain a signed Real Estate Brokerage Services Agreement before providing real estate services. This is so each buyer understands what their broker charges for their services and who is paying the fees/commission charged by their broker.
