I'm Ruth Krishnan with The Krishnan Team. Join me today as I show you what there is to love about Sea Cliff and Lake Street corridor neighborhoods in San Francisco. Are you looking for a neighborhood with large luxurious homes, views of the water Golden Gate Bridge, and the Marin Headlands? Well, welcome to Sea Cliff. It's one of the most prestigious neighborhoods in all of San Francisco. This exclusive neighborhood is only 0.143 square miles. It's bordered by Lincoln Park to the west and the Presidio and Lake Street district to the east and central Richmond to the south and the Pacific Ocean to the north. For those who want to hang out in the sand and the water Baker Beach and China Beach are just minutes away.

Little known fact my husband actually proposed to me in 2004 on Baker Beach which is one of my favorite places. There's also a lot of golf courses and that's a big draw for the neighborhood. There's Lincoln Park and Presidio golf courses which welcome residents year round.

So the commercial hubs for these neighborhoods are Central and Inner Richmond and there's some really great spots there. Some of our favorites include Breadbelly which is on Clement. You can get some amazing and innovative pastries there. Also Hong Kong Lounge and Dragon Beaux are some local staples for
Chinese food and dim sum which I love. If you're looking for a great bakery check out Cinderella Bakery. Also Schubert's which is super famous and one of my favorite bakeries. A great place for you to pick up a birthday cake for your next special celebration.

The homes in Sea Cliff are really special. First of all, there's less than 2000 homes in Sea Cliff and so it's one of the most exclusive neighborhoods. Notable residents have included Robin Williams, Sharon Stone, Ansel Adams, Marc Benioff, Jack Dorsey, George Soros also there were several members of the Metallica band living here and there's a few other famous tech titans sprinkled in.

There's several buildings in Sea Cliff that were built by notable architects. To name a few, Julia Morgan actually designed 50 Scenic Way and she also designed the Hearst Castle. 45 Scenic Way was built in 1914 by architect Willis Polk who also designed Kezar Stadium.

So one of the most amazing walks you could ever take in your life is Lands End. If you haven't been there you must go. I'm huge into walking and this has got to be one of the most spectacular trails in the entire world.

Lake Street Corridor is located north of Central and Inner Richmond neighborhoods. It's flanked by Sea Cliff to the west and the Presidio Heights to the east and to the north is the iconic Presidio. And it has some really wide and secluded streets. They're tree-lined. They actually shut down the streets to be slow walking streets. It's a great way to walk or bike around and meet your neighbors.

So the big question of the day is what does it cost to live here? Most if not all of the homes in Sea Cliff are made up of single-family homes. But there is a mix of condos in the Lake Street area. The entry point for both neighborhoods is around $4 million for a fixer and the highest priced home in Sea Cliff is around $24 million. Sea Cliff has one of the lowest turnover rates with an average of only 10 homes selling per year. So it's not surprising that many of these homes that hit the market actually need a fair bit of work.

If you're looking for a renovated home in the neighborhood you might be waiting a while. The average size home in Sea Cliff and Lake Street are about the same between 3,200 and 3,400 square feet. Last year the average price per square foot was $1,349 a square foot and the homes range all the way down to $890 a square foot all the way up to $1,690 a square foot. There's a pretty large range.

Obviously, the more immaculate the condition is the better the views are the more expensive that the home is as well. Buyers will get a little bit more for their money in the Lake Street Corridor and the Sea Cliff area than they will in neighborhoods like Pac Heights. The median price home in Pac Heights was $6.6 million last year compared to only $4.5 million on the Lake Street Corridor and Sea Cliff area.
