This month’s Calgary Real Estate Market Update dives deep into the August 2025 CREB® stats to answer the big question: are we finally seeing the start of a market correction, or just a healthy return to balance?

🏡 Calgary Overview:
Sales dropped nearly 9% compared to August 2024, while new listings stayed elevated, pushing inventory up 48% year-over-year. Months of supply climbed to 3.35, the highest since 2019. The benchmark price slipped to $577,200, down about 4% from last year but still up about 2% year-to-date, signaling that prices are softening but not crashing.
🏠 Detached Homes:
Detached sales eased to 995 units, with new listings rising to 1,748. Prices are holding relatively firm at $755,600, just under 1% lower than last year. Some districts like the City Centre still show modest gains, while the North East and East districts are seeing up to 5% declines.
🏘 Semi-Detached, Row, and Apartment Sectors:
Semi-detached homes remain the strongest, with prices slightly higher than last year and months of supply under 3. Row homes and apartments are seeing the largest price drops, down nearly 5-6% year-over-year, as inventory hits multi-year highs and choice for buyers improves.
🌆 Regional Markets:
Airdrie’s benchmark price dropped 4% year-over-year, reflecting more balanced conditions. Cochrane stayed steady at $589,100, while Okotoks surged 17% year-to-date thanks to strong demand and tighter supply. Chestermere and Strathmore both sit above 5 months of supply, hinting at buyer-friendly conditions and potential price pressure heading into fall.
📊 Big Picture:
Overall, we’re seeing a shift away from the extreme seller’s market conditions of the past few years toward a more balanced market. Buyers have more choice, sellers need to price strategically, and investors should pay attention to which sub-markets are holding firm versus softening.
