1. The Operator or sponsor team, vetting the team is most important.

What is their level of experience?

How much experience do they have in the area you are looking to invest?

How many deals have they done in the area?

How many deals have they done total?

How many of their deals have gone to term or full cycle?

Do they have any deals that are in trouble?

Do they have any bad marks on their credit or criminal background?


2. How is the Market? How is the housing market?

Are there a lot of people moving there?

Are there a lot of businesses moving there?

Are there a lot of jobs there?

How is the crime in the area? High crime, not a good idea to invest.

3. Analyze the deal

Analyze the numbers.
