How To Get Your Offer Accepted EVERY TIME! (step-by-step)

In this video, Chandler David Smith reveals his secrets to getting almost any offer accepted, when buying real estate. When Chandler was starting out, he did not know what he needed to do, but there are several things to do before and after you submit the offer in order to maximize your chances of getting your offer accepted. One of the best things you can do now is to get pre-approved with your financing, because that way the owner knows you are able to see the deal through to completion. If you can get a specific pre-approval letter, as well as proof of funds, that increases your chances even more, so get a relationship with your bank and lender so they can send these over at a moments notice.

The second piece of advice is to build a relationship with your realtor. Your realtor will know more about the seller, and you can customize your offer to what that seller is looking for, which will help your offer get accepted, even if there are other offers. Having a detailed offer that highlights exactly what the seller wants will make the seller want to accept your offer.

In your offer, make sure you include: your case and why you want the property, something personal and connect with the seller, support your offer with necessary financial information, and be very gentle with any contingencies you may have, because these can be ironed out later. But make sure you are protected in a way that allows you to back out if needed. By doing this you can put in a higher offer, with the ability to adjust it in due diligence.
