Hey everyone, it's Tom Dunn, bringing you the June newsletter update. I wanted to share some exciting news with you. We've just acquired a fantastic property, 122 Saddle Rock, which is our latest construction listing. We're thrilled about this one and can't wait to show you more. Keep an eye out for the upcoming drone footage and all the amazing features of this 5,500 square feet single-family home with breathtaking views. It's listed at 8 million, and we're confident it's going to make a splash in the market.

Now, let's talk about the real estate market. I've been analyzing the statistics for the resort, specifically focusing on Vail Village Lions Head, which has always been a magnet for the Vail Valley area. When comparing the numbers, it's interesting to note that Beaver Creek is outpacing Vail in terms of closed transactions and volume. While Vail has seen high prices, especially in Vail Village, buyers are opting to move down valley where their dollar can go further. Beaver Creek, Baard Gul, and Arrowhead offer great value, even though the prices there have also risen since the COVID pandemic.
The price difference between Vail Village and Beaver Creek is roughly double, so there's a premium to be in Vail. This statistic has caught my attention, and I'll be closely monitoring the market to see how it develops. Taking a broader view, listing activity is on the rise. We have finally surpassed the 300 mark for active listings, which is typical as we transition from winter to summer. Some neighborhoods still have limited inventory, but we're seeing more listings coming in, aligning with the seasonal pattern. It'll be interesting to see how the summer unfolds and how the increased inventory might impact prices.

Speaking of the season, it's a beautiful day here, and summer has finally arrived. After a chilly spring, I'm excited to soak up the sun and enjoy the stunning views around us. I recently traded in my Jeep for a new Bronco, and I can't wait to explore the trails and embrace the outdoors this summer. The lush greenery and fantastic trail conditions make it an ideal time to be outdoors. We hope to see you here this summer, experiencing the beauty firsthand.
