I’m Kimberly Barton, broker/owner of Kinetic Realty, Maryland’s indie boutique brokerage. This is the weekly Annapolis Real Estate Report.

While home prices continue to rise in the Annapolis market, the amount of inventory is still not expanding all that much. Last year and this year are fairly comparable in number of homes for sale and days on the market. The net that a seller gets in the pocket, however, is up from 96% of list-to-sold ratio last January — a 2.9% increase in seller profit.

Annapolis Inventory for sale rose to 124 properties compared to 110 last year this same time. 
23 properties are coming soon.
15 homes went under contract in 5 days this past week, which is well below the most recent time before contract. 
10 homes sold for 98.9% list-to-sold ratio in 25 days—longer time before sellers received a contract this week but the net for sellers rose slightly from last week.

Rentals fell slightly to 39 homes but the monthly price rose this week to $3,000 median dollars per month.
