How Respecting Parking Minimums Creates PAINFULLY Realistic Shopping Centers – Nicolet Bay 21

Hello and welcome back to Nicolet Bay! In this episode, we're welcoming an incredibly controversial use to the Bay - a shopping mall with a sea of parking. We'll dive into parking minimums and discuss how they drive the creation of seas of parking around certain uses, driving up the cost of development regardless of land use. We'll build the shopping mall to be realistic, meaning it'll be significantly overparked. We'll also dive into ways that it could be improved, if only the developer wanted to do so and the city would allow it.

In addition, we'll continue to explore the Shopping Malls CPP by creating a grocery story with outlots and then add a few Sports Venues after a generous donation from the developers to the school district.
