In this video, we delve into the reasons WHY two fundamentally similar developments perform so differently from one another?

Similarities:
1) Clementi MRT is one bus stop away.
2) Located in a matured estate, Clementi.

Key difference:
1) Trilinq is within 1km of Nanhua

You would think Trilinq would perform extremely well yeah?

If you are like us, and love churning through data. You will find examples of properties that seemingly fit all the “traditional” matrices of a profitable property:
✅Freehold
✅Walking distance of Orchard MRT
✅Heavily discounted from previous buyer

But! They (e.g. Vermont @ Cairnhill) didn’t just underperform a property that is the complete opposite of the above (e.g. Treasure at Tampines), they fail to even beat bank interest rates and stamp duties.🫣

Question is, why⁉️

There are a couple of reasons:
1️⃣ The real estate market can be split into pre and post-2013. Before and after cooling measures. Stuff that worked pre-2013, may not work anymore.
2️⃣ Profits are not just generated by buying the right property, timing matters too. Which is why you see a certain % of unprofitable transactions as well.
3️⃣People tend to discount the emotional aspect of a property purchase.

Nobody can be 100% sure if a property can be profitable.

The best we can do is dissect as many case studies, historical examples, and data, in hopes of gaining confidence in our decisions. It is also important to understand that profits are made when you sell, not when you buy.
