The first step of property Registry bainama is knowing about DC rates.
What is DC Rates.
DC mean District Collector, and DC rate mean district collector rates.
Provincial governments use the DC rate to calculate the stamp duty and Capital Value Tax (CVT),
According to Stamp Act the duty on the immovable property shall be charged according to the value of the property, and for the valuation of the property DC notified value rate shall be used.
The DC announces the valuation of properties based on the characteristics of properties that include location district, tehsil, type of urban, rural, and nature (the classification of land) of the property.

In this video i am going to explain about the method of knowing the DC rate via using e stamping website. Because all of taxes calculation depend on Dc rate.
After Getting DC rate we calculate value of property and decide that what are the expenses of our property registry, and how much rupees we have to pay in Bank for taxes or fee. So, Friends! The method of knowing DC valuation is very simple.
Simply open e stamping website and click on third option calculate DC rate.

Select Urban or Rural according to your property.
Select you District
Select you Tehsil
Select town / city
select you revenue circle
select floor mean un constructed for plot, agriculture land etc. and constructed for house, shop etc.
select your property area
choose land classification mean type of your property Agriculture, residential, commercial, industrial etc.
again select location
enter your land size
After that find land rate, after click find late the DC rate will be shown on screen as per Marala, per Square feet, per acre.
